Berthel Fisher Financial Center Building Design


The property at the corner of Edgewood Road NE and 42nd Street NE has remained undeveloped for many years. Situated on a key intersection in Cedar Rapids, this property was envisioned by Hunter Parks as an opportunity to provide many needs and services to the surrounding area. Contrary to development on the outer edges of Cedar Rapids, this premier site controls urban sprawl with multiple retail, dining, and office functions in a single location providing the area with amenities as well as offering more opportunities for many to work closer to home.


Sited on the corner with excellent visibility in Cedar Rapids, Shive-Hattery designed this new development to include the mixture of retail, dining and office space Hunter was striving for. Anchoring the development is the new three-story 35,000 SF headquarters for Berthel Fisher Company situated on the north side of the site to capitalize on views to the adjacent golf course. Approximately 9,800 SF of retail space will be constructed in the West wing of the building with 11,500 SF of commercial space located on the second floor above the retail suites. A proposed corner restaurant will connect the Berthel Fisher headquarters to the West wing of the building. Patios on the ground floor along with rooftop terraces on the second and third floors allow for multiple opportunities for outdoor gathering and interaction between the various levels. There are also two out lots along Edgewood defined for development for future site business amenities.


By working throughout the process with the City of Cedar Rapids this project is not only experiencing leasing from fashionable tenants such as “Wine Styles”, “Massage Heights” and “Capriotti’s” but is seeking LEED certification to not only prevent urban sprawl but to further showcase its commitment to the environment.
