Iowa River Landing Site Design
The city began development of a prime property site that is south of I-80 and east of First Avenue, near the Marriott Hotel. A master plan was created and services included layout alternatives and projects costs that would move the project forward to design. Design and planning of the project includes many stakeholders and public/private partnership opportunities. The development was located on a brownfield site that was being converted to a mixed-use urban development. A main challenge of this project is incorporating urban design principals on a site that has over 70 feet of vertical relief.
The initial development phase included 50 acres between 9th Street and I-80 and a 13-acre, 600,000-square-foot medical office and clinic building campus adjacent to 1st Avenue for the University of Iowa Hospitals and Clinics. The overall project, which is approximately 120 acres, is a mixed-use development including commercial/retail, medical office building, office, residential townhouses, arena, hospitality services, theater, intermodal facility. This will be a multi-year project with site construction costs for the overall development in the $30 to $40 million range. Design included the private infrastructure of roadways, parking lots, utilities, and sustainable features while collaborating with the city's engineers on the public infrastructure. It also involved coordination between various stakeholders, consultants, and public/private interests.
The University of Iowa Hospital and Clinic's has expanded its outreach to the community with the new medical office building and clinic. This multi-phase project will be developed over several years.
