At this year’s Iowa Commercial Real Estate (ICRE) Expo, Shive-Hattery’s Mark Seabold took the stage at the Iowa Event Center to lead Big Property, Bold Moves, a session dedicated to strategically repositioning large commercial properties.
The session explored how underutilized or outdated spaces can be transformed into vibrant, multi-use environments through early visioning, data-driven due diligence, and strong community engagement.
Mark walked attendees through recent case studies—including the 400-acre ACT campus in Iowa City, the 40-acre Pearson property, and Replay’s high-density redevelopment—showing how Shive-Hattery helps owners and developers unlock new value through rezoning, selective demolition, creative tenant mixes, and adaptive reuse.
“Every site has a story. Our job is to help clients see the next chapter before it’s even written. When we combine master planning with real market insights and strong community relationships, we give buyers, cities, and developers the confidence to invest.”
