Multifamily + Housing
Designing for home-like comfort and neighbor-like community
Designing for home-like comfort and neighbor-like community
Largely due to its flexibility and the number of amenities now commonly offered.
Gone are the barracks-style apartments with long, dark hallways. Today’s developers need to envision ways to build a community, not a complex to attract renters of all ages.
Why Shive-Hattery?
With stable construction costs and supply chains rebounded, the headwinds currently facing developers are higher interest rates, which lessen the amount that can be borrowed and increase the percentage of up-front investment that needs to be found. One way that Shive-Hattery has found to offset some of these costs through design is to find redundancies in construction that not only make the campuses easier to build but also easier to maintain.

Reducing floor plan variability minimizes construction complexity.

Standardizing kitchens and bathrooms reduces the potential for errors during construction.

Unified color schemes simplify ordering processes and reduce waste.

Stacking floors optimizes the use of plumbing and electrical systems.

Creative and intentional material use makes a difference in appearance and cost.
Feels Like Home
Shive-Hattery designs multifamily housing that feels like walking into a house.
Thoughtful amenities like dog-washing and car-washing stations and bike storage areas give renters similar benefits to homeowners. Clubhouses have co-working spaces and conference rooms for those who work from home; elaborate fitness areas and pools; and coffee shop-style gathering spaces with a mix of seating.
Multidisciplinary collaboration
Is there enough parking per unit, and how far do people have to walk to get to their home? Solution: Create parking bubbles around each building.
When people are on their decks or looking out their window, are they seeing just another building lined up parallel with theirs? Solution: Angle the buildings to create a better view.
Building Community
Shive-Hattery was an early advocate for having a mix of townhome-style, two-story, three-story walk-up and even podium-style buildings, that attract a variety of people to your site. Creating a sense of community is important to renters. Common areas like clubhouses, gazebos and fire pits offer residents a chance to gather outside of their units to socialize.
