Churchill Downs sought to transform an existing 85,000-square-foot, three-story facility in Salem, New Hampshire, into a modern gaming and hospitality destination. The renovation needed to accommodate a variety of guest experiences, including casino gaming, dining, and entertainment spaces. Working within an existing building required careful consideration of structural conditions, building systems, and spatial constraints. The existing building systems electrically and mechanically needed to be fully replaced to accommodate the project requirements and fit within the existing building shell constraints. The project also called for close coordination across multiple disciplines to create a cohesive environment while supporting the operational needs of the facility.

Shive-Hattery provided an integrated team of architecture, interior design, structural engineering, mechanical engineering, and electrical engineering professionals to support the renovation. The team developed coordinated solutions for the casino, restaurant, and entertainment areas while addressing the complexities of adapting the existing building. 3D visualization helped communicate design concepts and supported decision-making throughout the design process. Shive-Hattery also provided construction administration and construction observation services to help maintain design intent and coordination as the project moved through construction.

The renovation provides Churchill Downs with a refreshed gaming and hospitality destination designed around the overall guest experience. Bringing casino, dining, and entertainment offerings together creates a more engaging and cohesive environment for visitors. The multidisciplinary design approach also helped integrate architectural and building systems efficiently within the existing facility. The completed improvements position Rockingham Grand Casino to better serve guests and support long-term operations in Salem.
