University of Iowa HealthCare (UIHC) North Liberty Clinic

UI Health Care desired to expand their services and create a new satellite campus on an existing green field site in North Liberty, IA. The 60-acre site will now include a 470k sf hospital that will serve as an extension of the main UI Health Care campus, including both the hospital and the College of Medicine.

Shive-Hattery was the civil engineer for the UI Health Care Medical Center North Liberty and lead the design of the overall site layout, grading and utilities. To accommodate parking for staff, public, and patients, eight surface parking lots were provided around the entire complex that totaled approximately 475,000 sf of area and nearly 1,200 parking spaces. Two stormwater detention ponds were provided with a stormwater overflow drainage path was designed through the parking lot for extreme rain events.

Due to the size of the development and location along major roadways, Shive-Hattery conducted a traffic study for the project and held numerous coordination meetings with the City of Coralville, City of North Liberty, and adjacent property owners.

This facility required a large number of ADA parking spaces with major considerations for accessible paths and slopes throughout the complex. Visiting a large complex like this can be stressful so the goal was to minimize this stress by providing an easy to navigate parking lot and sidewalk paths. The community welcomed the UIHC North Liberty campus in April 2025 with a community open house.
