In Chicago’s River North neighborhood, Urban Innovations continues its legacy of transforming historic buildings into creative, modern workplaces. For a prospective tenant, Livingston Partners, LLC, the question was how 12,000 square feet on the 14th floor of 311 W Huron could become a space that reflects their brand while supporting collaboration, focus, and connection.

Shive-Hattery was asked to provide test fits and conceptual design to explore possibilities and help stakeholders envision what was possible. Through kickoff and visioning sessions, our design team worked closely with Urban Innovations and Livingston Partners to establish goals and align on priorities.

The resulting layouts balanced efficiency with experience—maximizing seating capacity while ensuring the space supported multiple ways of working. Renderings focused on the moments that matter most: a welcoming reception, a refined boardroom with skyline views, an inviting café and lounge, and even spaces for informal gathering and recreation.

These visuals became more than design tools—they became a lens into how Livingston Partners’ people and clients would experience the workplace. With high-resolution renderings and clear plans, Urban Innovations gained compelling materials to market the space, while Livingston Partners could confidently plan for the future.
