Hills Bank wanted to open a new branch in Williamsburg, Iowa, by breathing life back into a historic building on the town square. The challenge was restoring the structure to its original character while modernizing it for today’s banking needs. The City hoped the renovation would help revitalize downtown and create a space that felt welcoming and community‑focused. Balancing historic preservation with functionality required thoughtful design and attention to detail.

Before renovation could begin, Shive‑Hattery’s industrial hygiene team conducted a hazardous‑materials assessment and coordinated the safe removal of identified materials. This step ensured the building was ready for construction and allowed the design and construction teams to move forward confidently and safely. Shive‑Hattery then partnered with Hills Bank to transform the vacant structure into a modern branch that honors its past. The façade was restored, a new roof was installed, and original architectural elements—such as ornate metal gates and historic light fixtures—were incorporated into the new design. Inside, the space blends historic charm with modern finishes, including parquet flooring, patterned ceilings, and arches that echo the building’s exterior windows.

The renovated branch strengthens Hills Bank’s connection to Williamsburg and supports the City’s vision for a vibrant downtown. Customers enjoy a unique banking experience in a space that blends history with modern convenience. By preserving the building’s character, ensuring safety through early environmental assessment, and adding community‑focused amenities, the project creates lasting value for the region.
